This village Agriturismo holiday has been especially designed to enable you to gently discover (on foot or by bike) this wonderful area on the Tuscany and Umbria border.

Gianna’s, as we affectionally know this village guest house, is a renovated olive oil mill and tobacco drying tower dating from 1750 offering apartment style accommodation with B&B and half board options.

The garden and pool areas provide views of the village of Lisciano Niccone and the Niccone Valley. The swimming pool area has umbrellas, table, chairs and barbecue for outdoor dining and sunbeds / deckchairs for sunbathing.

Gianna's makes a fantastic base for a week of self-guided walking or you can rent E-Bikes or E-Mountain Bikes during your stay.

There is free Wi-Fi Internet access and car parking.

Gianna’s restaurant is open for lunch and dinner serving a typical local menu and dishes that maintain the simplicity of Tuscan / Umbrian cuisine. When in season try the local pecorino cheese, olive oil, jams, pork sausages and wild boar, or taste the famous truffles and porcini mushrooms.

There are a variety of cycling options during your stay at Gianna's Village Agriturismo.

E-Mountain Bikes
Riding along the country lanes and white roads of Umbria and Tuscany is stimulating and rewarding. This is not ‘mountain biking’, although some sections are slightly technical. The riding is along country trails up and over a number of local ridges. You'll explore wild terrain, with wonderful views and interesting places to visit.

E-Mountain Bike Ride 1 | Reschio Ridge | Distance 11 miles (18km) | Elevation 426m
Riding the Reschio Ridge is easy but at the same time incredibly satisfying. It will set you in the mood for the rest of your week. Enjoy stunning views, easy trails, a castle, horses, olive trees and then back to the pool. Our recommended lunch stop is at Osteria Il Pino.

E-Mountain Bike Ride 2 | Corgna Ridge | Distance 14 miles (22km) | Elevation 1,005m
The ride to Corgna Ridge is graded as a moderate tour. It is a longer ride with 1,000m of elevation gain. It feels like a different world once you get up there. The landscape is wild, deserted and more rugged. You’ll see the lake in the far distance, pass the local observatory and ride the local wild boar hunting grounds. We recommend lunch at Lo Scoiattolo, with stunning views of Lake Trasimeno. You'll also cross from Umbria into Tuscany and descend into the Niccone Valley using the old road.

The bikes we used are HaiBike e-MTBs. We have adult and child bikes available. Please discuss the options with one of our experts. 

E-Touring Bikes

How the walking works

We have put together a selection of walks from very easy to hard, that take in some of the most beautiful castles and medieval towns that litter this unique area on the border between Tuscany and Umbria.

They are intended to give you the opportunity to combine time by the pool with exploring this beautiful region. Most of the walks are incredibly quiet and it is unusual to encounter anyone other than the occasional mushroom hunter.

The valley roads are very quiet, but where there is a significant amount of time on tarmac or a very long and steep start we will transfer you to and from the start of the walk.

Walk 1 | Memory Walk | Distance 1 mile (2km) | Elevation flat
This is more a 'passeggiata' than a walk. A great starter to your holiday and a lovely way to find out about the village of Lisciano Niccone. There are eight memory boards with photos and descriptions of the village and surrounding areas, mostly taken in the 30s, 40s and 50’s. Nearly all the families mentioned in the photos, still have homes here in the village. Take a walk around with a gelato or coffee break in one of the two lovely cafe bars in the village.

Walk 2 | Cultural Cortona | Distance 5 miles (8km) | Elevation 180m 
An absolute must during your stay, we will drop you in the centre of Cortona and collect you in the afternoon, so that you can spend the day exploring. It's a glorious walk around the outskirts and wonderful narrow streets of Cortona. Depending how much time you dwell in the various churches and museums this walk will take  2 to 5 hours. Highlights include wonderful views of the Val di Chiana and Lake Trasimeno, a Medici Fortress, Etruscan Museums and Bramosole and the house that Francis Mayes wrote about in her famous book Under the Tuscan Sun.

Walk 3 | Banks of the Niccone | Distance 5 miles (8km) | Elevation 65m
A walk along the banks of the Niccone stream to the other side of the valley. Enjoy lovely views into the distance of Sorbello castle and in the far distance of the Appenines. Depending on the time of year there are many butterflies and wild
flowers along this walk.

Walk 4 | Isolo Maggiore | Distance 2 miles (3.5km) | Elevation 300m
Take one of the many ferries to Isole Maggiore and walk around this fascinating Island, famous for its connection with St Francis and an amazing Jewish rescue during the war. Do visit the fabulous Castle of Guglielmo. There are a number of lovely places for lunch or a picnic.

Walk 5 | Reschio Castle Walk | Distance 9 miles (15km) | Elevation 590m
A lovely walk above the Niccone valley through the very interesting and impressive Reschio Estate. You'll enjoy fantastic views as you walk along the ridge. As well as Reschio Castle you walk pass a watch tower, an old ruined fortress and Roman bath.

Walk 6 | Reschio Castle & Lisciano Castle | Distance 6 miles (10km) | Elevation 325m
The first part of this walk is the same as Itinerary 5, however once you are at the top of the ridge you turn right, through a chestnut wood that leads to Lisciano Castle, which dates back to the 13th century. The castle is now split into a number of
properties and is wonderfully original. Do have a walk around and speak to the very friendly people who live there. If you are lucky they will let you into some of the amazing buildings - do take care, parts of the Castle are a little crumbly. From here you walk back to the village of Lisciano Niccone, down a long cyprus track.

Walk 7 | Sorbello Castle Vistas | Distance 6 miles (10km) | Elevation 316m
On this walk enjoy the stunning vistas and views looking down on Sorbello Castle and Reschio across the valley. You pass through ancient 'borgos' (hamlets) and olive groves. We highly recommend starting early and finishing with lunch at Bar Pino, a lovely local restaurant for a long lunch, from where we will collect you.

Walk 8 | Lake Views & Pierle Castle | Distance 8 miles (12km) | Elevation 400m
Enjoy views of the lake on this walk as well as glimpses of the Cortona Valley and a walk around Pierle Castle. There are occasional steep sections and some rough track. We recommend starting around 10am on this walk with a stop for lunch at
the scoiattolo Restaurant which has incredible views over the lake and very good local seasonal food - especially Truffles and Porcini.

Walk 9 | The Roman Road | Distance 6 miles (10km) | Elevation 500m
This walking trail follows an ancient Roman Road which connected the Chiana/Arno Water basins and the Tiber. There are some steep uphill sections and fairly rough terrain. The views from the top however are fantastic. Part of this route is that taken by St Francis. You will also be able to see the whole of Lake Trasimeno on this walk.

Walk 10 | Walk Religious Sites | Distance 10 miles (16km) | Elevation 650m
A longer days walk to a religious site, immersed in woodland where San Donnino blessed a stone and where legend has it, you touch the stone and if you are suffering from arthritis or other aches and pains they will be cured. There are a number of shrines and picnic tables, so do take a picnic lunch with you. From the Sasso, you walk back a little way and then continue up to the top of the ridge, where you have views to both the Niccone Valley and the San Leo Bastia Valley. Your walk back down to the valley floor takes you past yet another Castle - Danciano and also a large building, that was a Silk Mill many years ago. This area is also famous for silk weaving and the botanists among you will notice many mulberry trees.

  • Gianna's Village Guest House

    Gianna’s, as we affectionally know this village guest house, is a renovated olive oil mill and tobacco drying tower dating from 1750 offering apartment style accommodation with B&B and half board options.

    Gianna’s 35 seat restaurant and pizzeria is easily accessible from the five independent apartments, each with a kitchenette including stove, gas oven, fridge with freezer. There is a dining and living area with table and chairs and satellite TV. The bathrooms have showers, bidet, sink and toilet.

    All the apartments have independent access, a small terrace with table and chairs sheltered by a gazebo.

  • Gianna's Restaurant

    Gianna’s restaurant is open for lunch and dinner with a typical local menu that maintains the rustic simplicity of the local Tuscan / Umbrian cuisine. Freshly cooked dishes are accompanied by excellent local wines. On Fridays there is also a sea fish menu. When in season try the local pecorino cheese, olive oil, jams, pork sausages and wild boar, or taste the famous truffles and porcini mushrooms.

  • Apartment Assisi

    3-star (up to 7 guests)

    'Assisi' is the largest apartment in the main guest house building and has access from the side of the building. At approx 90 square meters 'Assisi' can accommodate up to 7 guests in two bedrooms each with an en suite bathroom.

  • Apartment Cortona

    3-star (up to 7 guests)

    'Cortona' is the ground floor apartment of the small farmhouse. At 120 square meters it is the largest apartment and has three bedrooms. One bedroom has a double bed, one is a single en suite bedroom ones single and en suite. The third bedroom has bunk beds.

  • Apartment Perugia

    3-star (2 to 4 guests)

    'Perugia' is the second ground level apartment forming part of the main guest house building. It offers a spacious 45 square meters of living accommodation. The apartment has one bedroom with a double bed. A second double bed can be made available in the living area.

  • Apartment Trasimeno

    3-star (2 to 4 guests)

    'Trasimeno' is an apartment in the small farmhouse that is adjacent to the main guest house. It is on the first floor. It is 45 square meters and has one bedroom with a double and single bed. There is the option to have an additional single bed in the living area.

  • Apartment Umbria

    3-star (up to 3 guests)

    'Umbria' is a ground level apartment forming part of the main building providing a spacious 45 square meters of living accommodation. The apartment has one  bedroom with a double and a single bed.
